Construction Scope

  1. 1.Demolish and dispose of all finishes and partitions throughout ground and 2nd floors, exposing perimeter solid masonry walls.
  2. 2.Provide structural reinforcement of 2nd floor floor joists and/or add beams(s) as required to allow fully open concept at ground floor and provide stud walls at perimeter of ground and 2nd floors to accommodate insulation.
  3. 3.Provide modifications to rear wall of ground and 2nd floors to allow connection to new addition.
  4. 4.Provide helical pile supports for new rear addition.
  5. 5.Provide framing for new rear addition, including dropped floor structure beneath ground floor to ensure comfortable floor condition.
  6. 6.Provide perimeter and partition wall framing for revised layout at existing ground and 2nd floors.
  7. 7.Provide roofing for new rear addition.
  8. 8.Provide patio door and four windows for new rear addition and replace front door, side door, and 5 existing windows.
  9. 9.Provide perimeter animal-proof skirt for new rear addition.
  10. 10.Provide stucco exterior cladding and required aluminum soffit, fascia, eavestroughs and downspouts for new rear addition.
  11. 11.Provide all new hvac equipment and new ductwork as required.
  12. 12.Provide plumbing for kitchen including good quality sind and faucet.
  13. 13.Provide plumbing for 2.5 bathrooms including 1 freestanding tub, 1 custom shower, 1 tub/shower, 1 double sink vanity, 2 single sink vanities, 3 toilets, including good quality plumbing fixtures.
  14. 14.Provide new wiring and lighting throughout ground and 2nd floors.
  15. 15.Provide code-compliant insulation at walls, ceiling and floor of new addition, and provide 3” of two pound spray foam throughout walls of existing ground and 2nd floors, and provide R60 loose fill insulation at attic of existing 2nd floor.
  16. 16.Provide drywall at walls and ceiling throughout ground and 2nd floors.
  17. 17.Provide tile flooring at front entrance and provide engineered wood flooring throughout ground floor and 2nd floors (except bathrooms).
  18. 18.Provide tile at kitchen backsplash, at floors of bathrooms, and at shower and tub-surround areas.
  19. 19.Provide new oak staircase and wood guardrail and handrails at ground to 2nd floors.
  20. 20.Provide 14 solid paint grade interior doors with hardware, paintgrade jamb extensions at windows, paintgrade door jambs, paint grade casings and baseboards throughout ground and 2nd floors.
  21. 21.Provide custom kitchen cabinets and solid surface countertops.
  22. 22.Provide basic closet interiors for bedrooms and front hall closet.
  23. 23.Provide priming and painting (2 finish coats) throughout ground and 2nd floors.
